What is an EPC and what does it show?
An Energy Performance Certificate (EPC) is an official document that shows how energy efficient a property is, rated on a scale from A (most efficient) to G (least efficient). It also shows estimated energy costs and recommendations for improvement. It is a legal requirement in the UK whenever a property is sold, rented, or newly built.
How long is an EPC valid for?
An EPC is valid for 10 years. After that, a new assessment is required. If you make significant improvements to the property — such as installing a new boiler, upgrading insulation, or adding solar panels — it is worth getting a fresh EPC sooner, as it may show a higher rating and make your property more attractive to buyers or tenants.
Do I need to be home during the assessment?
No — you do not need to be present in person. Our assessor simply needs access to all parts of the property, including every room, the loft space, and the heating system. Access can be provided by a tenant, letting agent, family member, or keyholder. We will confirm all access details when you book.
What does the assessor actually look at?
Our assessor will look at the features that affect your property's energy use, including: the type and age of your heating system and controls, wall, floor, and loft insulation, the type of windows and glazing, the hot water system, any renewable energy sources such as solar panels, and the construction type of the building itself. Everything is assessed to government standards and then used to calculate your rating.
Can I check if my property already has a valid EPC?
Yes. You can search the official government EPC register at epcregister.com using your property's postcode. If a valid certificate exists and is less than 10 years old, you may not need a new one — unless significant changes have been made to the property. What is the EPC rating scale?
EPC ratings run from A to G. A is the most efficient (very low energy costs), while G is the least efficient (high energy costs). Most UK properties sit between C and E. Legal Requirements
When is an EPC legally required?
An EPC is required by law in three main situations: when selling a property (must be available to potential buyers before marketing begins), when renting a property (must be given to prospective tenants before they commit), and when a new property is built (required upon completion). Failure to provide one can result in fines of up to £200 for domestic properties.
What is MEES and does it affect me?
MEES stands for Minimum Energy Efficiency Standards. Since April 2020, all privately rented properties in England and Wales must have an EPC rating of E or above to be legally let. If your property rates F or G, you cannot rent it out (unless a valid exemption is registered). Our assessors will always advise you on MEES compliance and what improvements could raise your rating.
What happens if my EPC rating is F or G?
If your property receives an F or G rating, it cannot legally be rented unless an exemption applies. Your EPC will include specific recommendations for improvements — such as loft insulation, a more efficient boiler, or double glazing — that could raise your rating to E or above. Are there any properties exempt from needing an EPC?

When do I pay for the EPC?
No payment is required until after the assessment is completed. Once your EPC has been lodged on the government register, we will send you an invoice. We accept card payments, bank transfer, mobile payment, and cash on the day. We never take payment upfront.

What is included in the price?
The standard price includes the full on-site assessment by an accredited assessor, lodgement of your certificate on the official government EPC register, and digital delivery of your certificate by email — typically within 24 hours. Optional extras such as same-day delivery, floor plans, property photography, and drone shots are available for an additional fee.
Are there any extra charges I should know about?
The only additional charges are for distance (if the property is further from our SW19 base) and any optional add-ons you choose to include. These are all shown clearly in our pricing calculator before you book. There are no call-out fees, no surprise charges, and no hidden costs at any stage.

How quickly can I get an appointment?
We typically have availability within 1 to 3 business days for standard bookings. Same-day appointments are also available subject to availability — if you need an urgent EPC, simply call us directly and we will do our best to accommodate you. We operate Monday to Saturday, 8am to 6pm, with evening appointments available on request.
How long does the assessment take?
The time depends on the size of the property. A studio or one-bedroom flat typically takes around 20 to 30 minutes. A two or three-bedroom house takes around 30 to 45 minutes. Larger four-bedroom-plus properties may take up to an hour. To avoid any delays, please ensure the assessor has clear access to all rooms, the loft, and the boiler room before the appointment.
When will I receive my EPC certificate?
Your EPC is typically lodged on the official government register and emailed to you within 24 hours of the assessment. If you need it sooner, our same-day delivery add-on is available for an additional £20 — your certificate will usually be issued within 4 hours of the assessment completing. You can also access your certificate at any time through the government's EPC register using your report reference number.
What information do I need to provide when booking?
To book, we need your full name, phone number, email address, the full property address including postcode, how the assessor will gain access (yourself, tenant, agent, or keyholder), and your preferred dates and times. That's it. No payment details are required at the booking stage.
How is the EPC certificate delivered?
Your EPC is delivered digitally by email as a PDF. It is also automatically lodged on the official government EPC register at epcregister.com, where anyone can search for it using your property's postcode.
