What is an EPC and why do I need one?

An Energy Performance Certificate (EPC) is a legal document that shows how energy efficient a property is on a scale from A (most efficient) to G (least efficient). It is required by law whenever a property is built, sold, or rented in the UK.

How long is an EPC valid for?

An EPC is valid for 10 years from the date of issue. However, if you make significant energy efficiency improvements to your property, such as installing a new heating system or adding insulation, it is worth getting a new EPC to reflect these changes. For rental properties, landlords must have a valid EPC with a minimum rating of E unless an exemption applies.

Do I need to be present during the EPC assessment?

Not necessarily. As long as the assessor can access all areas of the property including the loft, heating systems, and all rooms, you do not need to be there personally. Access can be arranged through tenants, letting agents, family members, or key holders.

What does the assessor look at during an EPC assessment?

During an EPC assessment, the accredited assessor will examine heating systems and controls, wall, roof and floor insulation, windows and glazing types, lighting efficiency, and renewable energy sources. The assessment takes about 30 to 45 minutes for an average property.

What is MEES and how does it affect me?

MEES stands for Minimum Energy Efficiency Standards. It is a government regulation that requires rental properties in England and Wales to have a minimum EPC rating of E or above. Since April 2020, this applies to all existing tenancies. Without MEES compliance, you cannot legally rent the property and may face fines up to £5,000.

When is an EPC legally required?

An EPC is legally required when selling a property (must be available to potential buyers before marketing), when renting a property (required before tenants can view or rent), and for new builds upon completion of construction. Failure to provide an EPC when required can result in fines of £200 for domestic properties.

How much does an EPC cost?

We offer flexible scheduling. Our standard service offers next available appointments within 1 to 3 business days. Our express service offers same-day appointments available within 24 hours. Assessment slots are available Monday to Saturday, 8am to 6pm. Evening appointments may be available upon request.

When will I receive my EPC certificate?

With our standard delivery, your certificate is emailed within 24 hours of the assessment at no extra cost. With our express delivery for an additional £20, the certificate is emailed the same day, usually within 4 hours. All certificates are automatically lodged on the official government register at epcregister.com.

Are there any exemptions from EPC requirements?

Yes, there are some limited exemptions. The most common include listed buildings where compliance would unacceptably alter their character or appearance, temporary buildings with a planned use under 2 years, and stand-alone buildings with total floor area under 50 square metres. Exemptions must be registered on the PRS Exemptions Register.
